Every cadastral or surveying job in Romania has two cost layers, and understanding them protects you from both overpaying and unrealistic cheap quotes:
We publish indicative ranges, never fixed prices — because terrain, documentation history and legal complications genuinely change the work. Anyone quoting a firm price for a parcel they have never seen documents for is guessing.
| Job | Indicative range | Main cost drivers |
|---|---|---|
| First registration of land (cadastru + intabulare) | roughly 1,400–2,500 lei (~€280–500) for a typical parcel | Parcel size, extravilan vs intravilan, state of the deeds, neighbour agreements |
| Registering a building / house | from a similar base, rising with building size and missing paperwork | Completion documents, building complexity, late-legalization steps |
| Land division or merging (per resulting lot) | quoted per operation | Number of lots, notarial coordination, encumbrances to carry over |
| OCPI-stamped topographic survey | depends on area and detail density | Site area, terrain and vegetation, required scale, deliverable formats |
| PV park survey packages | quoted per hectare in tranches | Area, slope, vegetation, access, deliverables (DTM, profiles, stakeout) |
| Land book extract + due diligence reading | small fixed-scope desk fee | Number of parcels and issues found |
The honest cost drivers: unresolved inheritance (the succession must be settled before registration), discrepancies between deed area and measured area, overlaps with neighbouring parcels, old paper land books needing conversion, difficult terrain or access, and urgency. None of these are surcharges we invent — they are extra work, and we itemize them in the quote so you can see exactly why a complicated parcel costs more than a clean one.
For foreign clients, add the notary's and translator's fees on the legal side (power of attorney, deeds) — not our services, but we tell you to budget for them so the total cost of ownership is never a surprise.
Send us the land book extract (or just the county and locality plus whatever documents you have) on WhatsApp, and we respond with a specific range and a realistic timeline for your case — usually the same day. A quote based on your actual documents beats any price table, including this one.
Mostly scope. A low quote often covers measurement and filing but excludes follow-up: OCPI completion requests, neighbour signatures, corrections. Compare what is included, not just the number — the cheapest quote that stalls at the registrar's first objection is the most expensive one.
We list them separately and transparently — they are legally fixed pass-through amounts, and separating them shows you exactly what our work costs versus what the state charges.
When a transaction, grant deadline or financing milestone depends on the registration date — almost always yes. The urgency tariff is often small relative to what a missed deadline costs. We calculate both paths so you can decide.
Within Alba county, travel is included in our fees. In the neighbouring counties it is calculated by distance and stated as its own line in the quote — visible before you commit, never discovered on the invoice.
Send us a WhatsApp message describing your project — we usually reply within one business day.
