The extras de carte funciară is the official certified copy of a property's land book entry, issued by the county land registration office (OCPI) under the national agency ANCPI. It is the closest Romanian equivalent to a title search report: one document that tells you who owns the property, exactly what the property is, and what claims are attached to it.
Every serious step in a Romanian property transaction runs on this document. Notaries will not authenticate a sale without a fresh one; banks will not lend without it; EU grant authorities typically require one issued within the last 30 days.
A land book entry has three parts, and each matters:
| Type | Purpose | Key property |
|---|---|---|
| Extras pentru informare (informative) | Due diligence, grant files, bank files, general verification | Anyone can request it for any property; purely informational |
| Extras pentru autentificare (for authentication) | Requested by the notary immediately before signing a sale or mortgage deed | Blocks the land book for a short legal window so no competing registration can slip in before your deed |
Obtaining the extract is the easy part — ANCPI even issues informative extracts online. Our value is the reading: we check the extract against the cadastral plan and the national geoportal, verify that the parcel geometry does not overlap a neighbour, compare the deed area with the registered and measured area, and translate the legal notes in Part III into plain English with a clear verdict: safe to proceed, proceed with these conditions, or walk away.
This is a desk service we provide for property anywhere in Romania, usually within days. For land acquisitions and PV projects we bundle it into a fuller land due diligence survey that adds field measurements.
Legally an informative extract has no expiry, but in practice institutions want a recent one — grant authorities and banks commonly require issuance within 30 days. Since the land book can change any day, we always pull a fresh extract before giving an opinion.
Yes. The Romanian land book is public: anyone can request an informative extract for any property, which is exactly what makes proper due diligence possible before you commit.
It means the property has never been through first registration — common for rural land. There is nothing to extract yet; the path forward is cadastral registration. See our page on first registration of unregistered land.
A single-parcel extract with a written plain-English reading is typically delivered within days of your request, for a small fixed-scope desk fee; multi-parcel portfolios are priced per parcel with the findings consolidated into one report. Send the cadastral numbers on WhatsApp and we confirm scope, fee and turnaround the same day.
Send us a WhatsApp message describing your project — we usually reply within one business day.
