Before the land is secured — the due diligence stage. Everything discovered there (unregistered parcels, overlaps, missing area, terrain surprises) is cheap to handle before signing and expensive after. The second-best moment is now, whatever stage you are at: inherited documentation problems compound, they do not age away.
