If you are buying land in Romania, developing a solar park in Transylvania, or trying to make sense of a Romanian land book extract, you need two things: accurate measurements on the ground and clean paperwork at the land registry. We provide both.

Expert Intabulare is the practice of an ANCPI-authorized surveying engineer based in Aiud, Alba county, in the heart of Transylvania, with more than 25 years of field experience and over 1,052 completed projects. ANCPI (Agenția Națională de Cadastru și Publicitate Imobiliară) is Romania's National Agency for Cadastre and Land Registration — only surveyors it authorizes may sign cadastral documentation that the state accepts. Everything we prepare is filed with, and stamped by, the competent county land registration office (OCPI).

We work in English with foreign investors, funds, developers and private buyers. Most of our international clients never set foot in Romania during the process: documents move by email and WhatsApp, and where a signature is legally required, your Romanian notary or lawyer handles it under power of attorney.

Why the land book (carte funciară) decides everything

Romania runs a land book system: every legally recognized property has a carte funciară — a public register entry describing the parcel, its owner and any mortgages, easements or litigation attached to it. A notarized purchase deed alone is not enough; a right only becomes fully effective against third parties once it is registered in the land book. Roughly a third of Romanian land has never been through first registration, which is why so many transactions and projects stall.

That is our core trade. We prepare the cadastral documentation, lodge it with OCPI, answer the registrar's completion requests, and hand you a clean land book extract at the end.
